Simply Stated Fear is a feeling. Nothing more nothing less.A feeling that comes about because of ones lack of information.

Whoever coined the phrase knowledge is power, knew what they were talking about. The presence of fear signifies that we have partial or missing information about a particular person, place, animal, thing, or situation.

The Recent Television Reality Show FEAR FACTOR uses this to its benefit. Of course, which producer in their right mind would publicly put people in imminent danger. They would face an onslaught of lawsuits and they would immediately be shut down by the health, safety, and every other department you can think of.. They actually play on people's ignorance. All the cockroaches, worms, spiders that they used in the shows looks dangerous but is actually less harmful than they look. Some of those creatures are actually packed with honest to goodness nutrients and protein. The ones who actually win this competition are the ones who understood this fact.

I remember when my little daughter found out that MacDonald's Chicken nuggets were actually made from real chicken, she was traumatized until I gave her the rest of the information. She still loves to eat chicken.

Tipping The SCALE

whenever you feel this feeling that you identify as fear it is because some new, usually "partial" information about a particular thing is placed in your mind through one of your senses. This can happen in a variety of ways. here's a few.

Scale Tippers

  1. Things you hear. - People can tell you things to make you feel fear "partial information", - imagine being inside a building and hearing 3 loud bangs outside,-  The other night i was in my home office working on the computer, I suddenly heard someone banging on my door, I jumped up my heart raced I instantly felt fear, come to realize it was just the television.
  2. Things you see - Spiders, Heights, Ghosts (well), Guns, Blood, Worms, Dead, Darkness, Sunlight, Moon, Computers. Actually, I think there is a phobia out there for everything. Some people are afraid of their own shadow. I think there's a new movie coming out this fall called MIRROR that's all we need one more reason to be afraid.
  3. Things we Smell - Smoke, gas, burnt flesh,
  4. Things we taste - pepper,
  5. Things we feel/touch - cuts, wounds, ect.

In a popular survey I read about (cant remember the source) they said that public speaking was the worlds number one fear, ranked higher than death.

Bringing Balance

Well, when your emotional scale is tipped by fear you have to bring balance. Let's freeze frame for a minute, You are at the zoo and all of a sudden you hear people screaming. When you look around you see a lion breaking out of his cage and running towards you.....Ok lets pause for a minute right there......hello are you still here... I think I just lost 1/2 of my readers. Ok for those who are left and have not peed yourselves how do you overcome this fear.

Noun 1.motivation - the psychological feature that arouses an organism to action toward a desired goal; the reason for the action; that which gives purpose and direction to behavior; "we did not understand his motivation"; "he acted with the best of motives" http://www.thefreedictionary.com

 

Whenever we feel "moved" do anything; eat, sleep, work, exercise, fight, it is triggered by our internal motivation. It is practically impossible to do anything without it being first triggered by a motive. This is why it is vitally important for a prosecutor in a case to establish a "MOTIVE" for a given crime, failure to do that just simply means that the defendant didn't act.

 

Many times our motivations are influenced by external factors such as a threat or reward. to first begin to understand how to motivate yourself you have to first understand what motivates you.

 

There are basically two types of motivation, while we all have a little of both, but there is one in particular that seems to dominate. The two types of motivations are:

1. Away From (Flight)

2. Towards (Fight)

 

two people can have to different motivation but still complete the same actions.

 

Example:

Action - Bill & Tom Waters their Garden

Motivation Away from - Bill waters his garden because he doesn't want the plants to dry up and die

Motivation Towards - Tom waters his garden because he wants the plant to grow

 

Most of this behavior is learned and stems from our child hood. It is all based on how we were raised and how the influencers in our lives motivated us to get a particular task completed.

 

Your parent may have threatened you to clean your room so you cleaned it to avoid a punishment.       They may have actually promised you a reward so you were motivated by what you will receive.

These things remain with us a lot of times and when we become aware of their existence we can chose to capitalize on them or change our habits, the task however for this blog is to capitalize on them.

 

Experiment on your friends just ask them why they did something. You will be able to tell if it was an away from or towards motivation that caused them to do it.

 

Activating your Motivation

Now you know why you are motivated for the most part, the task that you are now faced with is to be able to control your thinking process. Use your imagination to your benefit. Whenever a person asks you to do something and you do want to do it but you lack the drive, create in your mind your own personal reasons for doing the task. Make those reasons corresponds to your specific type of motivation.

 

If you are away from motivated: Think of as many things you'll avoid by doing the task, don't stop, the more things you can come up with the more motivational build up you will receive. Try not to think of any Toward things it may de-motivate you

 

The same goes for the Towards motivated: Think of as many things you'll achieve by doing the task, don't stop, the more things you can come up with the more motivational build up you will receive Try not to thing of any away from things, it may de-motivate you..

For the most part many people have both Just connect your internal reason to the right areas, think of all the things you'll avoid, and think of all the things you'll achieve the more you can come up with the more motivational build up.

Jump starting your business comes is necessary when your business has come to a grinding halt, or a quiet stop. You know this has happened when you read and compare your numbers from previous years and found to be in the red. This is all about survival and if you don’t do something quick you may end up losing more than your business.

 

Why would you need to jumpstart your business anyways? Well the traditional way of restructuring and hiring and firing and retraining and re-grouping can be very time consuming and costly and you still may end up in the same position. Sometimes you need to just get moving so you can steer the business in the direction it needs to go. So it’s not time yet for all that restructuring, its time to focus on getting the gears of the business turning, and operating A.S.A.P.

 

  1. Call for reinforcements
    1. There are exceptions to every rule but there’s a slim chance that there is anyone within your company can generate the “juice” needed to jumpstart your company. Although you may have many talented individuals, you have a greater chance of getting the gears turning buy bringing some outside force. It may cost you or it may be free but it is necessary.
  2. Grant Full Autonomy
    1. When you have your “outside” power introduced and operating within the company, the new information and way of doing business can do nothing but send ripples of inspiration and hope throughout the company. Unless you got your over zealous grandmother to come in and start pulling on everyone’s ear telling them to get a move on. There is no doubt that this individual has to be a people person. Grant them full autonomy to do that which they came to do “Get everyone working”. Support their decision and encourage your team to listen to them.
  3. Stay Involved
    1. Since your Power Booster is just temporary, you have to remain close to all activities. Because once he releases those jumper cables you need to be ready to put your foot on the gas so you can get and keep your business rolling.

 

Overcoming Obstacles

Depending on how long your business have been “dead” it may not be that simple, If your business have been sitting say for a year or just barely getting by you actually need more than a jumpstart, You may need to actually change the team, starting with leadership.

  3. If they can't give you a free trial
  4. If they offer you "EXCLUSIVE" access to a zip code (Yeah like they own it...)
  5. If they dont have a money back program.
  6. If they cant generate people who are not already accessible on myspace or facebook. (230,000 new users added daily on myspace + more on facebook.)

 

Technology is at a place now where the playing field is leveled. Most leads are generated from the internet 80%. And the last time i checked everyone has access to the internet, even if it is from your local library.

It is next to free to get a website, add your VOW from your MLS and "ZAPOW" you have the most powerful real estate website. with up to the minute real estate information.

Guaranteed way to Get an FSBO / Expired to listen to you.

After months of calling expireds and FSBO's the rejection started to get to me, I had a choice to make. Most books about prospecting tells you that you have to call expireds call FSBOs and try and get their business.

Well, thats good and all but it gets pretty discouraging, and after a while too much rejection will start to have an impact to your psyche.

I decided to take the logical approach of least resistance. After all thats how nature works, always following the path of least resistance.

You will never get rejected or get a negative reponse from a FSBO or EXPIRED if you do the following Rule#1.

  1. Call them Because you want to show a potential buyer their property

This simple effective rule has totally given me more positive attitude, respect and cooperation.

  • Hello mr / mrs, FSBO / Expired, My name is Calvin Anderson, I'm a real estate agent......no no wait don't hang up yet just hear me out....."yes sir I understand, but i'm different from the other 50 agents that called within the last 45 minutess....you see i'm the best at selling your pro.... hello, hello, ......

I think as Real Estate Agents we allow alot of our Real business to slip a way to companies such as "Isoldmyhouse.com" and "Whydoievenneedanagent.com" (fake) by not servicing or Showing FSBO houses. Not only will we be able to capture at least the buyer side commission most of the time, will gain respect among the FSBO's out there.

How to instantly tell if your listing is in demand

I have noticed that the MLS gives its users that are listing properties for sale, the ability to "feel out" the price.

The way they do this, is by allowing you to see the amount of potential clients that match your current listing and gives you the ability to increase or decrease the price and see how it reflects in client matches before your post.

I have used this to my advantage to help me understand the "psychology" of the buyer or "buyers agent, (since the client's criteria is set by the agent).

I discovered on one particular property I was posting, that the number of client matches was directly proportional to my listing price. The more I increased the price the more client matches I had, of course it began to reverse after a certain Peak point.

I was surprised, naturally one would think that lower prices mean more potential clients but here I discovered in this particular case, higher prices meant more potential clients.

Please shed your perspective on the use of this as a kind of price "gauge"
